My phone doesn't ring or buzz at night when it's in "do not disturb" mode.

If anyone gets arrested or police have a disturbance at that address, the office usually knows before I do and they will make them come into a hearing.

Evictions, drive by shooting, domestic disturbances, tenants fighting with each other, threats, unemployment, child welfare visits, - not the way I want to spend my time.  

We have it all organized and stored in a heated storage shed that is easily accessed by cleaners at all hours, without disturbing guests.3.

@Dave McEvoy in @Michael Quarles generally you don't do anything to spruce it up because you want it on the MLS ASAP and a lot of times you are trying to minimize disturbance to the occupants who let you list it before you close.

I had several issues with them: smoking in the unit with the smell disturbing the neighbors, additional people (3) living in the unit that were not on the lease, not communicating with me when there were water leaks or repairs needed, and they left it filthy when they moved out. 

:@Dylan Mathias  Good deal,  it sounds like you have a good grasp of how leverage works and not all investors do which I find a little disturbing, lol.  

You should speak to a pro about it but to the best of my knowledge, as long as you do not plan on disturbing it there isn’t a problem.

They cannot guaranty every person who comes to the club.The only reason I like to bring this up was because I was really upset about what I read and I cannot except form the nonprofit club to act like this so I done more research on my own and now I have a pretty good idea who this lower is and if you do a little research on him you can find out much more disturbing stuff that he done.Thank you and God bless and I am sure you will make more money done the road by doing stuff correctly.
