Of course, this study may cost $10,000 but it is cheaper than buying a property thinking you can use it as a MTR and then lose your shirt.

Most that try it lose their shirt or eek by with returns until they can finally build enough capital to sell off and move into less intensive assets.If you do try this you might want to start really small and something close by so your risk profile hopefully is somewhat reduced in comparison to your overall net worth.  

I could invest in the stock market but not looking to lose my shirt in a downturn, and the stock market is due for a correction if you ask me. 

Do people lose their shirts... yes it does happen but thats business.
