If your tenants are blue collar, hard working, etc. then this could be a great cashflowing investment. 

I am not interested in blue chip but smaller companies that have a sustainable growth agenda and that look to be undervalued by the market, and decent dividend returns. 

My tenant base is 100% blue-collar type & I couldn't be happier working with this kind of tenant, although there will be unique situations.Deb - Take some time and read through this book.

Copper sulfate is the chemical that is BLUE in color and helps greatly in tree root growth nongrowth. 

If the property is in a blue state give the deposit back. 

I don’t see our house appreciating much more given it’s one of the nicer houses in a very blue collar neighborhood.Should we hold onto it?  

GM IT innovation center , Home Depot tech center, blue apron and lot of other tech giants within couple of mile radius.

If your target tenant is blue collar and rents reflect that, then I would say this is a good area for that type of rental.
