Also some damage may not be able to covered by security deposit. 2. more roofs = more capital expenditure. replacing fixtures like roofs/windows etc. costs the same size house, regardless of price of the house3. less able to utilize leverage4. higher turn around with these tenants. if you are using a property manager, this also means more replacement fee for the tenants.One other thing to note is if you can find a home that can be rented for $2000 a month for $200K, why would anyone want to rent that from you?

Thats not a huge number but its something I could definitely work with assuming something doesn't go wrong like bad roof or plumbing (which owners says is in good condition).

It's looking like our biggest expense will be the roof- there is some leakage above the kitchen cabinets.As it stands it's a 3/1, 1500sqft, paid cash no finance, PP: $62.3k, no mortgage/lien attached.

Help see if we should go ahead with this triplex opportunity. 3bed/3 bath 1450 square feet.Currently in due diligence with asking price of $70,000 w/ estimated rehab costs of $80,000 including:-Asbestos Abatement-Paint-New Appliances for Kitchen and Showers-New Boiler/Venting system-Plumbing and Electrical -Header in the basement-New Windows-New Roof-Tree RemovalRents in this area for the single units (400 sq ft) = $700 and one larger unit (800 sq ft) = $900, total = $2300.

I just completed the inspection yesterday and it seems the roof will need to be fixed(over 20 years, the boiler system is very old(there are 3 boilers), one of the 3 hot water heaters(HWH) is leaking and the 3 car garage (which is one of the main reasons the property is compelling as an investment purchase) is not structurally sound and may need to be demolished.

It's got some deferred maintenance so our contractor is slated to start work this coming week, new roof, bath remodel, windows etc.Now I'm wondering if we should be adding a third bedroom instead of just cleaning it up.
