I cant' share all of my secrets :) but sometimes in the beginning if I was slow with nothing in the pipeline I would cold call with a twist.

I was thinking maybe I could sell the lead to a local real estate investor (I understand this would be a bird dog thing which some might frown on).This has the potential for a wholesale deal (i think, be gentle Im still reading real estate books) because the house is in disrepair, needs roof work, foundation work, windows aren't painted, house has water leakage issues, and a lot of other issues which we have intimate knowledge of since my mother has lived in the house for four years.

@Adam Christopher SFH tenants are the same as MFH tenants, and with the college twist, your multi family homes are easier to deal with since you maintence guy is only going one place.

I'm not going to beg or twist anyone's arm to invest in Killeen.  

But here is the twist, the tenant is a paralyzed veteran and they don't want to ruin his life buy evicting him.
