Neighbors are divorced and are motivated...what should I do??

So I don't have much experience with Real Estate investing but I know there is opportunity here and I need your help. My neighbors are divorced and their in pre-foreclosure status. The husband has moved out and neither one has paid the mortgage in a while. I believe the husband was court ordered to pay for the mortgage but according to his wife, he would rather let it foreclose.

My question is, what is my best option here? Do I offer a subject-to deal (which I don't know anything about)? Do I first find out how much they owe and use that info somehow? As you can tell I don't know anything about this.

Thanks for replying! So got a chance to speak to the neighbor today and apparently its a pretty twisted situation that makes me dizzy thinking about it. Apparently the husband and wife are on bad terms and he has all the bank statements for the house so she has no idea how much is owed on the house or even if he has been making payments. He wants nothing to do with her that makes it even harder to speak to him to find out. The judge ordered him to pay for the mortgage until 2016 which means she pretty much gets to live there for free until then. She has no incentive to sell the house if that is the case. I told her to find out from her lawyer what happens if the bank forecloses on it. The house is in perfect shape and needs no work at all. I will update once I get more info.
