If anyone else has had this experience, I am really curious:1) What would your ideal REI analysis app/platform do if it did everything you need?

As an MTR host, I use the Turno app.

I use the RESPtracker app.

Also through TD I did a 2 page app they pulled my credit and I walked out with a $100k LOC. 

The only thing I will say that I wish they offered within the app that they don't is a way to track mileage. 

It's what I use for my rental portfolio, and they've got a great platform / app that allows you to see everything.

Is it just Excel/Google Sheets, a time-tracking app, or something else?

The app also just spins and spins and never loads.
