I have a property in mind I have a few variations of contracts to send to the listing agent and I have a mental script ready to call the agent an attempt to get the property under contract.

With so many aspects of buying a first property to keep in mind, I can't help but feel like I'm going to miss a crucial piece of information.

@Drew Sygit I don't have kids yet (hoping to soon) but Mindy Jensen had some great tips on this as she has done this strategy many times. 

So the main number to keep in mind is always the ARV, and work your way backwards.

I don't think Contract Grade is a requirement, although you should certainly purchase with quality in mind.
