As long as you promote your properties for rent on the main channels, such as Zillow(One of the best, as it crawls quite a few sources), AZ Republic/AZ Central (Heavily read by many PHX residents), East Valley Tribune, Craigslist (inferior, due to scamming and lack of reach, but still works and free), etc, you will generate a lot of interest.

However, I discovered The Players' Tribune which is a journalism company that empowers professional athletes to share/write their own stories.

Portland Commissioner Chloe Eudaly announced she plans to call for reform of rental housing deposit regulations and is considering:(a) limiting the deposit amount;(b) requiring that it be held in an interest-bearing account; and(c) clarifying the definition of reasonable wear and tear.In an article published in today's Portland Tribune, Eudaly claims to have set up a stakeholder committee meeting of landlords, tenants and housing advocates.

unfortunately it’s illegal to hold onto any deposit without sending it to the bond authority so I wouldn’t take the advice of holding onto a deposit and taking a % of it depending on wear and tear you’ll end up at the tribunal and they tear shreds off you not your shoes lol.
