You're already on the right track here, but a great way to build relationships quickly is to attend local meetups and Real Estate Investor Associations (REIAs).

I think the biggest issue is that your rents aren't high enough to keep up with all the expenses associated with owning property over time.  

There's a lot of impressionable viewers of these forums and while there may be cost savings associated with the steps you outlined, there are inherent risks I don't believe were adequately disclosed.
