They come under an HOA because all of those private items are what is known as 'common area' or that everyone in the development has a 'common interest' in the areas. 

The housing market can crash, affordability issues can increase or stagnate, riots can occur.  

Under sure your potential zoning issues im not local, but I’d trust 20 years of service over any engineers opinion regarding the foundation.

There are a lot of standard questions that are readily available, or the screening site you choose may have their own application forms that you can't customize.Determine how you are going to identify which application is the strongest and ensure you are asking those questions.A few less common questions we ask:- How long do you plan to live here?

That is another issue too where some people take weeks to get something done when it should be done in a matter of 2-5 days.

My issues are simple: a huge lack of communication and timely responses to my inquiries... whether via emails or voicemails.

Common sense would say that's also super cheap money right now.
