Hi BP Community,I’ve been having a lot of conversations lately with investors who are navigating different strategies — from cash-out refis to fix & flips to rental portfolio growth.

Find an area that has had consistence appreciation and rental growth over the last 15 years, work with someone who can help identify value add opportunities, and then jump in.

Eventually, low inventory and high direct mail costs pushed me to explore other strategies.2019–2021: I Began Cold Calling & Virtually Wholesaling: When skip tracing became more affordable, I scaled into several virtual markets and leaned heavily on cold calling.

I understand that many use different types of marketing strategies to generate leads, and I want to learn more about which methods are considered the most effective today. ( without considering budget ) Specifically, I’m referring to direct marketing techniques (not networking or referrals).

What’s been your approach — do you keep it simple, or mix in different strategies depending on the deal?
