In some states, like CA it is against the law to discriminate against someone based on "familia status" which covers unmarried people, singles, families with children, etc.

Also charging rent on a per-person basis, is in a gray area for potentially violating the Fair Housing Act, as it might be discriminatory towards familia status.

@Michael Familia where did you discover the only unicorn that has no vacancy,no repairs,no capex , and doesn't need a property manager.

I would never buy a rental property with that many people living in it previously(Unless it was Joe and his familia, although Joe has sinced married and moved 2 streets over) or allow that many people to live it one now.

I know this was a big issue some years ago with the Departmaneto de la Familia protecting children from being "thrown out" on the street with evictions.

One of my employees lives with 6-8 other people (all familia) and they have rented the house for two generations now.
