As an LP myself, who will likely get flushed on a deal with a syndicator, I believe that this industry needs a bright light shined on as many operators and capital raisers as possible.

Harsher outputs forcing stronger inputs and cuts in Q1/Q2.I could see a total of .5bps hit by EOY 2024, then a flush of a bad Q4 data/earnings come out and Jan we're forced to move .5-.75bps getting us to sub 4 and another cutin March forcing us under 3.5/3.75 and mortgage rates hovering 1.5-1.75 over.

I would check to make sure the new hinge is flush with the back of the door and then check if the hinge is flush with the door frame.

My loan payment would be half of that, so my DSCR would be 2 : 1, or I can do an easy flip for 50k+ profit.I'd repeat this over and over and over, utilizing both exit strategies.Constantly staying flush with cash in the meantime and eventually do 2 at a time.

I'm not sure why yours is so loud—perhaps check to see if it is flush on the windowsill and consider putting a piece of rubber or something underneath it.

Okay, fellow landlords — I need help.For the last 2.5 months, I’ve been battling a cockroach infestation at one of my rental properties in Indianapolis, and I’m seriously starting to feel like the roaches are winning.Here’s what I’ve done so far:Professional pest control has been out 7 times (yep, SEVEN).I’ve put out baits and bait stations everywhere.The tenants are keeping the home clean — no food or trash left out.I’m in the process of sealing up any cracks or possible entry points.We’ve even tried flushing drains and looking under/inside appliances.And still… they’re everywhere.Now the tenants have decided to move out because the issue hasn’t resolved, and I don’t blame them.
