A lot of people I’ve spoken with say the hardest part is trying to manage things from a distance, whether it’s trusting the right crew for renovations, finding tenants who are reliable, or just handling the small day-to-day landlord tasks that pop up when you’re hundreds of miles away.

If you currently have an FHA though, and you're departing that residence, you need to be moving over 100 miles away for job change or family reasoning, and you need to have 25% equity in the previous property.

The purchase price plus rehab costs is less than half of the ARV (Approx. $550k).

Understanding that the immediate DC market is exceptionally expensive, I'd encourage you to pick a market within 1-2 hours rather than one thousands of miles away.
