I haven't bought my first property yet (I'll start shopping in February) but today I started talking to my realtors about it to feel out which ones I want to include in my venture. 

in 2024 completed a 2 story detached ADU which includes a fully insulated large 2 car garage/shop with half bath, and a custom 2 bed/1ba apartment above (not builder grade, pretty fancy).  

We pay $4,500-$4,700 per building and would love to review and shop this...

The time you waste shopping another lender, is more valuable than saving a few bucks. 

Two quick tips: set a simple buy box first so agents know exactly what to send you, and interview two or three property managers now to verify real rents, neighborhoods, and realistic expenses before you shop hard.What’s your target—SFH or small multifamily, preferred neighborhoods, and cash flow goal—so I can point you to the right type of agent and PM to start conversations with?

Our use is usually just a single sink in a bathroom, but occasionally tenants want/have a slop sink in the shop/warehouse portion of the unit (multi tenant industrial small bay). 

My plan is to run some wholesale and fix/flips to begin and eventually open my own shop and hire some additional agents at that point, but that's still a few years out.
