You might have to pay a termination fee but that's part of signing a lease.

Do you have one lease for all tenants, or individual leases for each tenant?   

My unit (upper unit) is all remodeled and it's smelling like mild smoke. in lease it says no smoking in unit, tenant has no SD, but in lease says tenant is responsible for up to 10k in damages.

I would only agree to another qualified tenant with an amendment to the lease. 

I don't think I want to put her on the lease right away in case it doesn't last long but I'd love some advice here on how best to approach this.
