From what I've seen, you're indeed at risk of veil piercing if you do not observe some basic principles with the LLC (e.g. need to file annual report and pay fees, not mix up personal vs. business funds, etc.).

The courts have consistently held that the landlord’s duty is to mail, not to guarantee delivery.When the certified letter is returned unclaimed, you should retain the original sealed envelope (with postmark and USPS return markings) as proof of timely compliance.

I ran a cost seg on a small beach condo last year and was surprised how much of the purchase price got allocated to personal property and improvements, way more than I’ve seen on single-family homes.That said, single-family properties can still shine when there’s a lot of site work (pools, retaining walls, exterior lighting, etc.), especially in higher-end markets.
