I'm new to real estate investing and have been reading books, youtube videos, and talking to lenders/realtors.

While I appreciate your naysay, what I am looking for - reassurance and oversight - can't be replaced with a Youtube video. 

Also, their training videos are pretty good as well.

I assume pictures/videos of the property and an inspection, but is there anything else?

I read and watch videos but I feel like creators only show their wins and obviously not the nitty gritty. 

Made some decent money acting in commercials and doing professional theatre for a little.Filmed my school's football team and edited a hype video... worked my way up to getting paid to make videos for various teams and events.Tried to start a clothing brand, got a few sales, not proud to say I lost passion, focus and gave up.Started a YT channel, grew to 1,000+ subscribers, kids at school found it and I slowly stopped posting.Volunteered at a local church, started as a camera operator, showed up consistently, learned a ton and eventually worked my way up to working as director of the broadcast team for a couple of services. 

I was watching a youtube video of someone doing renos and they were about to seal up their crawl space. 

I have, but have a trusted family member who walked through them and I did a video tour of them. 

Recommend going on youtube and watching videos on this, there are 100's of videos from people like myself, dave putz at JKP, Paperstac, Labrador Lending, Dan Deppen and others on how to do this.
