Mike it is awesome that you are thinking about getting into real estate and you are definitely not alone in feeling overwhelmed by all the information out there The key is to start small and local just like you mentioned maybe with a long term rental that has simpler rules here in Maryland before diving into short term rentals which come with extra regulations and taxes in Baltimore and surrounding counties I’d also recommend connecting with a local real estate investors meetup or REIA group where you can talk to people who are actually doing it and learn firsthand
