Hey Robert, Long time lender and investor based in Tampa here. 10-15 years ago we did several buys through "realforeclose", the county auctions in FL, but we found that we were spending a ton of due diligence time only to get smoked at auction from silly, inexperienced new investors that were overpaying for properties.

The few that were more than 10% above market average once corrected began to perform a lot better.Likely you will find no smoking gun to support your conclusion, and it is unfortunate Airbnb makes changes in the shadows and has a constantly evolving business plan (and algorithm).

Unfortunately, I only worked with a realtor, and I should have moved to another one when she was missing basic tasks like checking on the property while listed, making sure the cleaners actually cleaned, put the smoke detectors back up before the VA inspection (removed by cleaners), etc.

(Larger birds are, of course, much worse.)I would schedule frequent inspections for things like furnace filters, smoke alarms, etc, to make sure that the damage is not getting out of control.
