The average discount to net asset value is 36% (THEORETICALLY) I paid 64C for each $1.00 of assets); the average LTV utilized by the REITs I invested in is 30% (REITs with LTV above 50% are “suspect”) and my dividend yield on the total portfolio is just over 7%.

I recommend you find a CPA that understands how to do taxes for real estate investors.Generally S-Corps are pass-through entities, so I suspect his losses could off-set your W2 income.

Even $50k trapped and I have a 200% short term return from the value added above alone.if I have $0 invested, even a couple hundred a month of real cash flow (after properly allocating for all expenses including future cap ex) produces a great return.i suspect there is no bigger factor in the return than the value added and this is because the higher the value added, the less money gets trapped in the property.
