@Greg Seivert You're absolutely right to question that advice.Just because you qualify as a Real Estate Professional (REPS) under IRC §469(c)(7) does not mean your rental income shifts to Schedule C, and it does not trigger self-employment (SE) tax.Rental income, even when you're a REPis still reported on Schedule E, unless you're:Providing substantial services (e.g., cleaning, concierge, hotel-like operations), orRunning a business like flipping or wholesalingREPS simply allows rental losses to be treated as non-passive, so they can offset other income like W-2 or business profits.

Bloody oath I do mate.It's never their fault and always yours (Ours).They rarely take any responsibility and cry victim.It's crazy to think but it's like many intentionally look for drama and deep down inside don't want success but rather problems.Someone to dislike and blame and to feel wronged by.All other personal and "at home" issues can now be blamed on this one unfortunate scenario.This "drama" per se is like food for the hungry and they need such drama in life to "survive".My apologies if my above comments sound weird as they are more so from a philosophical standpoint and just some thoughts that I have considered after 5,000+ investor intro calls and as you have mentioned, others feeling wronged by me or my company on many occasions.What a $#@% way to live IMO but I don't judge and sleep in peace.Again, I have been "wronged" by many but consider it my own fault.I also don't call them out publicly or post bad reviews, etc...

I started my AIRBNB 'career' arbitraging my Venice Beach Bungalow while I traveled SE Asia from 2015-2017 (before any regulations/rules) and invested in my first STR in Oregon back in 2018 after experiencing the potential first hand.

I do have this one rented until January and love doing Mid term so hopefully both won't be STR all the time.We get all sorts of guest coming for vacation, work, Braves games, Weddings and family gatherings but this is not a vacation area per se
