In my experience, the turnkey promoter is often VERY good at finding those opportunities, renovating them quickly and efficiently to neighborhood standards and then selling to out of state investors.

For the HOA, you'll want to review meeting minutes, financials, and see if there's a rental cap because ideally you'll want to rent out post-move out or if there's a spare bedroom, be able to rent that.

Hi im a wholesaler in el paso just starting out ive networked a bit with investors/cash end buyers, (if you are one im still open to more) im stuck finding leads for motivated sellers , ive used websites, doorknocking, cold calling but i cant seem to find quality leads to close my first deal. please help!
