They mostly count on the buyers who are making decisions strictly based on emotion (the wife falls in love with the kitchen, etc) or based on impending logistics (the current lease is up, the pregnant couple who needs something bigger, etc).

I chose 5 units as a kind of sweet spot for this model - once I’m analyzing anything larger, I typically switch to a more robust model I’ve been developing over the past few months.This one is really geared toward analyzing the income and income potential of each unit over time, and it’s flexible - you can scale the unit count up or down, 5 is just the max I have it set up for right now.

Now granted if something does go wrong in that a+ property you are not diversified, but i agree people get caught up in door disease and inflate their egos because of their door count. we invest in mortgage notes and I could go buy 500 notes that are low value but instead I would rather have 50 higher quality loans.

Pre-agree on what counts as a “major decision” (sale, refinance, long or large leases, cap-ex above $X), set response deadlines so no one can stall indefinitely, and write down exactly what happens if a partner doesn’t fund (temporary loans at a stated rate, dilution after a cure period, or—only as a last resort—a forced-sale trigger).
