We still need to get quotes on everything, but yes I'd imagine our rehab/update costs are somewhere between $30-50k (includes a new roof).

personally i think PPC is the next thing as the prospect is the one approaches, we just position the idea in the right way and they take action, which increases the quality of the conversation but i didn't imagine it would have that much impact on other lead generation techniques. 

I might be wrong, but in 20+ years of doing this - I have never bought anywhere that I couldn't imagine myself living - not "now" but when I was in the "not ready to buy" phase of my life.

Just imagine any other industry loosing 30% of its revenue.
