Hey James, like others have noted, the main thing I see with non-recourse loan products is the leverage, if you intend to come in with a large down payment I would consider them a viable option. 

My boys are my main reason for getting into real estate.

If your main audience is senior citizens, a walk-in tub can be a selling point.
