-If the property was acquired by a bank (REO), then under the Safe Harbor rule, liability is capped at the lesser of 12 months of dues or 1% of the original mortgage.So, technically, you can try to file a motion to redirect the surplus toward the HOA payoff, or seek reimbursement for the payment you already made.

@Chien LowChien, a lot of landlords run into this—I’ve seen a few good options: some property managers offer inspections as a stand-alone service, there are third-party companies that do quarterly walk-throughs with reports/photos, or you can even have a trusted handyman do routine checks (filters, smoke detectors, leaks, etc.).

As far as a checklist, make sure the home is safe, locks work, smoke detectors are not expired and with new batteries, no safety hazards that may cause or open you up to liability.

It sounds like you have a pretty good grip of your options and it really just depends on the opportunity cost is in terms of whether cashing out now would allow you to put another BRRRR in motion but on the other hand I'd imagine your lady would prefer your undivided attention over the next few months!
