I am a software engineer and real estate investor.

Separate accounts for every property can get messy fast, so many investors group by LLC or entity and then use software to track property level numbers.

I want to self manage but was wondering what software to use that’s reasonable.

I've found it very easy to use and helping with keeping everything organized through their software.  

@Sasha Leans - I've not experienced this with them specifically, but I have run across other software / saas providers who employ this tactic.

We have an operations management software that has an AI feature to help us not have to code each line manually, but it's new and still not 100% accurate.

It's a service I would pair alongside property management software for your banking/bookkeeping/rent collection.

Are you using a software because your tax preparer told you to?

That said, not every rent-increase / renewal notice in NJ includes explicit “notice to vacate” language, and many standard lease software templates omit it.
