In both examples all the rentals on the street were sold to owner occupants and the last time I check neither street had any rentals.Of all the SFHs that I have ever sold, only one comes to mind that was sold to a landlord;  all the rest were sold to owner occupants, but unfortunately not all to my tenants.I like it as an exit strategy, but it doesn't happen with the frequency I would like.

That can be done with any frequency.

Some insurance companies will not even insure buildings that are really old where the plumbing, electrical, etc. has not all been replaced.Insurance companies are like any other business in that they are hedging their risk against size of a claim and frequency versus the revenue coming in for them on the policies they give out.

The Z-wave operates at a lower frequency so it is more reliable.

I look at crime maps online and percentage of violent to non-violent crimes and frequency trends.
