In both examples all the rentals on the street were sold to owner occupants and the last time I check neither street had any rentals.Of all the SFHs that I have ever sold, only one comes to mind that was sold to a landlord;  all the rest were sold to owner occupants, but unfortunately not all to my tenants.I like it as an exit strategy, but it doesn't happen with the frequency I would like.

Some insurance companies will not even insure buildings that are really old where the plumbing, electrical, etc. has not all been replaced.Insurance companies are like any other business in that they are hedging their risk against size of a claim and frequency versus the revenue coming in for them on the policies they give out.

The other thing to consider is that garage door openers operate on radio frequencies and while newer openers are better, a garage door can be opened by a different opener.

Cold weather heat pumps use better (scroll) compressors with inverters to reduce the frequency of thaw cycles.One of the most promising newer ideas for cold-weather is a Canadian designed heat-pump where the compressor sits inside and just the coil and fan assembly sites outside ... this eliminates the freeze up and allows prolonged operation at low (sub-freezing) temperatures.Even in our nasty winters where we will have a week or two where temperatures do not climb above -20C and we are reliant on ancillary heat, the heat pump still comes out ahead over the entire heating season.
