If tenants want a rug they can put down an area rug.

Just adding in a few little accessories like an accent chair, lamp, shower curtain, entry hall rug, towels in the bathroom, decorative item on the kitchen counter, etc can make a rental house really stand out since most people don't do this.

For the single family homes we just run it throughout upstairs and down, and let the tenants buy rugs if they prefer to have some carpet. 

From what I've read, the summers are only going to intensify and Lake Mead might soon hit deadpool, where the Hoover dam won't be able to generate enough electricity due to lack of water.

A piece of furniture moved, some cobwebs on my bear rug, a picket that is loose somewhere, etc.

If the tenant wants carpet in their bedroom or living room they can go buy an area rug.  

We got second hand corian and installed it in the kitchen and furniture from consignment shops when we go furnished. we go with area rugs on hardwood.
