It would be one thing if we had a $1,000 flower garden underneath the wall, or some exorbitant risk exposure (i.e. falling into the kids sandbox while kids play) but neither looks to be the case here.If he's concerned about cosmetics tell him to plant some pretty flowers ;) In terms of contractors though, you can call someone who does foundations, or a landscape contractor who does retaining walls.

I usually do a small move-in gift of essentials (paper towel roll, toilet paper), and then “gift” air filters every so often and a Happy Birthday text and check in.

Don't fall for that one - you'd be surprised what a single letter on a name or digit on a date of birth can do to a records check - that's an old-school con-man trick and if someone can't remember how to spell their own name or what their birthday is, it's a hard pass for me.Both your applicants are borderline in terms of income with a rent that high.

They have been 95% full these last two yearsI've done upgrades such as a new shower in one unit, new deck on another, painted a deck on a another unit, new flooring in two units, planted flowers out front for curb appeal.
