OK so you will say, yeah but you are so good looking, sexy smart and you have god-like lead generation powers.

Although these properties on paper worked well and had a COC return in the high teens and a cashflow after expenses at 250-300.

The returns don't look as sexy on paper, but the sexy returns are usually bull$hit anyway because no one ever factors in capex or turnover costs.

Vacant properties in this area just get terrorized by teens and we are not sure how we could secure the property more even if we put bars on the windows.

My brother and I (my brother was pre-teen and I was barely teenage) did not understand the value of the beach properties.  

sexy, if it's detracting from your quality of life, one could argue it defeats the purpose; I personally know investors that went from owning 60+ SFR's with debt to selling most doors in order to own a fraction of them free-and-clear for the peace of mind and ability to "sleep better at night."

I just have to decide if one is enough or if I should foster another after the teens move on. 

Those bunts may not be sexy, but over time and adding up, they amount to a lot of wins.  

A big one for me is not the "why".. but the "if not".If I do not hustle and work my sexy little butt off, I won't be able to eat crablegs when ever I want... or call hard working people, "the help", and have 4 other mere mortals give each of my extremities a full rubdown...
