The properties are so expensive due to the land that if you need a mortgage you’re going to be cashflow negative, and the laws are so anti-landlord that I’m not sure it would be smart to buy here regardless.How are you going about finding your seller financed and subject too opportunities?

Someone who is good at sales and marketing can make a few deals quick, but then the buyers they sold to hate them because their numbers were off or they lied and the sellers catch wind of it.I am not as anti-wholesale as many, but I am anti-lying and deceiving which is what a lot of them do.

I for one am not anti paid coaching I have made significant income over the years helping students that learned from Lyndahl / Montalongo / Vertucci / rich dad etc etc... lets face it like anything 5 to 10% that pay for mentoring it was worth it to them they went on and did deals.. to the other % its just anything real estate related they lose interest and just don't do anything.at the end of the day these are pretty straight forward transactions with well document due diligence check lists one goes through to determine if the deals will work or not.

Well I never thought I would be the one saying something like this......but I have a recent good news story about a warranty company.Based on an experience over 30 years ago, I have been on the anti-warranty bandwagon and even run them down on this forum, but:I bought a house last summer (primary home) and the sellers agent threw in a Home Warranty.
