Young families are leaving California (as well as other places in similar conditions) in droves given that the price of real estate in any place with good schools is just brutal -- this is what is seeing families move to places like Austin and Boise etc etc -- simply put: the ability to buy the white picket fence dream in a good school district.

The NACA certification letter, which serves as a preapproval letter, raises just enough questions for sellers/listing agents to google NACA -- where they find a bunch of bad reviews and NACA's website complete with photos of picketers and stories which regale the reader with the retelling of their glorious fights against predatory lending from the housing meltdown.It lost us one unit, in a multi-offer situation, in a market where prime units come up very infrequently.

Oregon is seeing significant in-migration from a younger population and those people are here to stay for the long-term (think about all of the Portland millennials who are now living in apartments who will want that white-picket fence single-family home one day).In my opinion, what @AndrewJurinka said above is correct in that duplexes and multi-units are better cash-flowing deals than single-family homes.
