I currently have a 7% cap rate living in one of the 3 units, that'll jump to 18% when I move out to purchase another.Housing prices have been low and stable for the last 20 years and I don't expect it to increase anytime soon. 2 out of Rutland counties 4 colleges closed down last year for lack of attendance (before COVID-19).

If you have not refinanced in the last 3 years, which from your LTV it seems highly likely you have not refinanced recently, your current rate is likely far less than the current rate.Because of the combination of the prop 13 discount and loan rates that may be less than half what you could get for a new MF purchase, I recommend you continue to hold your current property.
