I misused the term cash flow vs profit.

I say this because none of these issues were caused by wear and tear, but by simple misuse, for which the tenant is generally responsible.  

I have taken some options away from tenants who misused the method they chose.

A CAP rate is a historical performance ration, often misused as a forecasting tool. 

BP was it for me (courtesy of Bob Bowling of course).I have learned enough from Bob to have a solid grasp of Cap Rates, also enough to be amazed at how much misconceptions, misuse, and abuse of Cap Rates are still out there.

Crowdfunding is one of the most abused, misused and misunderstood terms out there, today.The big change between the old rules and the new rules is the lift on the ban of general solicitation.  

Two entirely different and often misused terms.

they send emails all the time but I have yet to see anything worth buyingAlso they misuse the term cap rate.

Be nice and professional about it but CHARGE them for misuse of the property. 

Misusing the terms can cause, not only confusion, but litigation issues.
