Now if were are a robot we could stop there but:2) psychologically and financially can you handle paying out cash (and a lot of it based no that valuation) when something goes wrong (vacancy, required repair, capex, etc.) rather than getting checks?

I prefer to have a typed letter with a handwritten outside envelope.I have a business card inside the envelope.I target sellers in commercial real estate.Some like using the giant corps with the robots and others like a personal level of service and to feel like a valued client.There is plenty of opportunities to go around for everyone.I think mailers that are targeted are worth a ton in return for the money.Nobody mails anything anymore.My best returns are SEO and forum posts (time in) and my mailers (time and money).

I think it's just very robotic and scripted, I don't think there's anyone behind the scenes that even realizes you're the same bidder.
