I only skimmed the responses so this may have been already mentioned but I missed it.We require our tenants to have renter's insurance and indicate we do not pay for alternate housing.

Same with Drywall, I know what good drywalling takes from having done my own, and choose to hang it myself, but hire professionals to mud and tape and do the skim coat.
