Lessons learned for sure.I'm thinking of sending an Offer of $35,250 this week, Friday is the 7th Day so they will accept offers then, maybe present offer on Wed or Thur...what do you think?

The only nervousness i had going into this was the fact that we are paying for our wedding thats in Sept, and renovations to our first apt.

For our first home, we're trying to tell our cute story (engaged at the beginning of the pandemic & can't have a wedding for a couple of years, so buying our first house instead).

My wife and I as newly weds, rent a portion of a family owned home, as we continue to explore our house hacking options. 

Just wanted to give an update, if anyone here is still wondering..We closed on wed, and hit the ground running.

Termite inspection was Wed and I was told by inspector the problem had been treated correctly with no sign of re-occurrence (pre-2004 issue).  

Two days later we had what we needed and the owner let us know that she had sold it to someone that had the funds . . . lesson learned.The more deals you do the easier the financing becomes but even now we d not get 100% financing for purchase and reno (again, if someone has a secret to do that as the "coaches" claim, please let me know) I have 2 lenders who I closed over 30 deals with in 2022 for my clients (I'm an agent) who were able to get 90% of the purchase price and 110% of the reno.

He leases the current house to a wedding venue and the wedding venue wants to sell also.

Event center for wedding receptions, class reunions, etc.
