In a logistical and purely mathematical sense, what you're saying is correct.I think the debate is really one of risk.

if youve lived in it for 2 of the last 5 years i believe you can take 250k of profit without tax, if you are married that goes up to 500k per couple....that would be my best idea ...or continue to rent it out  it hink the airbnb while overseas could be a logistical headache

You could even sell it if you were half way through a rehab and didn't want to continue because of the logistics, etc.Best of luck with this property, and my condolences on your father's passing.

Ryan, saying a landlord that includes utilities in the rents = slumlord is ridiculous.The logistics with the utility company would be a royal pain, for starters.  

Logistically we aren't even sure how that would work.

It is a lot of logistics: Study (it is like 8 books), schedule, take and pass the exam, find a broker to hang your license with, become a member of a local (regional ) Board of Realtors, subscribe to an MLS (or several) ...

It just sounds like an expensive, logistical nightmare.And this would be where you might win at getting it shut down, in my opinion.
