If someone moves in with no approved animals, then brings an animal on-site without permission and then requests a reasonable accommodation for an ESA that is already on my premises, my lease specifies a fine of $300 (which is more than my pet fee) for bringing an animal onsite without approval.

Main things needed for turnover are usually paint, sheetrock patch up, broken doors, appliances a bunch of small things that add up (unless you had a tenant living there for many years etc...) which is fine because our lease anything beyond normal wear and tear is subtracted from deposit.

If the appliances fail, you are bound by the lease to replace them and continue providing that amenity as part of the tenancy.I rent the appliances separately to the tenants (I buy them used) for $70/mo. for the pair or they can supply their own.

I don't know that I had a true in the moment "oh this is it" or what not, but the turning point in general for me around life and real estate was probably moving into my house hack and signing the first tenant in the other unit up on a 24 month lease before my first mortgage payment was due.
