The funny thing is that after you already have a house under contract, it makes it much easier to put out lower offer prices because there isn't the self-inflicted pressures to find a deal at that point.

I've been very hands on on my properties and I can't always find good help to get rid of the kind of stuff, grime and chaos my tenants have left behind, these are the same tenants posting their eviction story on facebook, crying about their "evil," landlord, as if thou expecting people to pay rent is somehow inflicting harm on society.

The building will probably still be for sale after the tenant is evicted and the owner will be even more motivated after he's been through this self-inflicted trauma and has lost a bunch of money.Mike

Only the one creating the debt can compare the pain inflicted for the benefits received, a good choice is hard to define other than as your opportunity costs.Debt that creates more income or value over the life of the debt is good debt, these are "earning assets".
