We have not had too much tenant inflicted damage but we have had plenty of work that had to be dealt with.

The funny thing is that after you already have a house under contract, it makes it much easier to put out lower offer prices because there isn't the self-inflicted pressures to find a deal at that point.  

This makes me believe these tenants have a tendency to be problematic and prone to issues, whether self-inflicted or not. 

I've been very hands on on my properties and I can't always find good help to get rid of the kind of stuff, grime and chaos my tenants have left behind, these are the same tenants posting their eviction story on facebook, crying about their "evil," landlord, as if thou expecting people to pay rent is somehow inflicting harm on society. 

The building will probably still be for sale after the tenant is evicted and the owner will be even more motivated after he's been through this self-inflicted trauma and has lost a bunch of money.Mike

For example, one such unit we have was rented earlier this year and after about 4 months the tenant skipped inflicting some significant damage.

Only the one creating the debt can compare the pain inflicted for the benefits received, a good choice is hard to define other than as your opportunity costs.Debt that creates more income or value over the life of the debt is good debt, these are "earning assets".

But if more LLs would be professional and more prop mgrs would do a better job, our rep would get better.These are fair statements as well, part of our reputation is self inflicted at least through the industry. 

I realize every situation is different but if I can learn from other people's mistakes as well as my own I can hopefully limit any self inflicted pain.Thanks everyone.

He's also a lawyer, so it doesn't cost him AS much, but typically the people leave the property in terrible condition and inflict more damage than their original down payment could cover.
