About me: I am a newbie buy and hold investor in Northern Virginia, long time lurker, and recent poster to the forum...getting a little addicted to it in the past month :) My market is extremely competitive - Northern VA and Montgomery County, MD - so I am aware finding an off-market property that cash flows after some renovations is not going to be easy... but it feels like it is impossible.

A drunk , drug addict, gambler always needs one more fix and you are helping them.  

So, visit and know your market, meet people, use property managers if unsure then you can take over property after a year, make offers, get addicted ....

As you go down in asset class you'll see more felons, criminals, drug addicts etc....All par for the course.

Her uncle (mother’s side of the family) also spent decades in prison and her aunt (mother’s side) has been a drug addict and prostitute her whole life.

Think we have all been "burnt" in our lives by friends, family, friends of our faith, etc.I lost over a million  on one property due to my partner ( business ) getting addicted to Drugs!
