The workshop I'm going to is free to attend so I'm really just hoping that if they pull guru pitch that it'll be minimal and I can focus on creating connections and knowledge swapping.

Moving a whole household twice in one year, just swapping houses back and forth seems ridiculous.

Next one is May 2nd and it'd be a great opportunity to meet a lot of local folks and we can swap buy and hold stories.  

I'd personally rather know about the drip before it gets to mold or a line breaking in the night right away than a tenant in fear of being charged X amount for someone to come out and swap out a new line under their sink. 

One of the splits was a much larger unit (I believe 36000 BTU) that required a panel swap) to accommodate a 4BR/2 Ba SFH.

Various loan types - fannie/freddie, portfolio, market swap rates etc etcIf you use the typical terms Ian Colville mentioned to do your underwriting, I think you will be fine but just expect to tweak your underwriting based on what the banks respond with.

I still remember swapping stories over a few cold ones at the last BP summit.

Your mention of the property taxes and "hot market for hot market swap" is a good point....
