After closing, my first orders of business were to swap out the toilet ($130) and install a new and significantly nicer shower head ($30), which solved both of their problems.

I've had that happen before on a toilet; I needed to swap out the fill valve inside the toilet, so I tried to use the shutoff valve at the wall, but it would still let a little trickle of water through even when it was turned as far as I could get it.

After she moved out I went to inspect house and fix to sell again, and when I turned the breaker to the a/c, I found out she had swapped wires and tripped the 200 amp main breaker coming into the house.

Incestuous is an understatement, having worked on the 'inside' for a few years, I can only hint that its not just investors on the inside, but other REO agents (deal swapping) or straw buyer who flips it back to the agent for 2-3k more.
