I do laugh at some for their Naivete. i have had wholesalers send me deals using my exact ad that I have used including the graphics. they only changed the property address and price.

BP was hitting its stride and all of a sudden a few years ago they coined this term BRRR which is cute.. and accurate and wrote a book about it.. you know building a dream team etc etc.. but as you said not a new concept in the least its just old news rehashed for those that started in the industry post 2010 ish.. 

Due to the cover graphic, I was a little worried it might have been outdated, but the info contained in it still holds true.

I think the main point of the graphic is just to show how deceiving commission rates can be when comparing property management pricing because each company includes different things and charges various added fees.
