Hello,I wish to install Luxury Vinyl flooring on top of my existing wooden floor and actively exploring my best choices.

Not sure it’s in the budget to add any more gold fixtures or a new island to the kitchen, but I may replace the towel rack in the bathroom. 

I think a Dave Ramsey 0 based budget is a great idea and telling kids about the alternatives to just racking up student loans/Credit card debt/auto loans is important.

I know about a few Brand new projects selling from 45k to 80k  and rent goes from 800 to 1200k US , Great finishes, Real wooden doors, marble floors, granite on bath and kitchen, travertine on bath... ( I suggest cash if purchase cos conventional loans are 11% interest "the lowest") that will kill you . 

I've successfully sold with good profits then, but it's more nerve-racking and I like things to be data-driven.
