I also look at it as an opposite where if someone is wanting to spend too much time on the walkthrough looking for any issues I see them as someone who is too picky and likely to want modifications which I won't do so we all have our biases I guess.

I guess I am one of those "restrictive" landlords who expects tenants to follow the lease, which says no painting or modification without landlord approval.Most people suck at painting, even some DIY landlords are bad painters.

Just know if she asks for one, you will probably have to provide it, or allow her to pay for a modification.I knew two sisters who were born blind and they didn't need any modifications to their apartment.

Any change in lease terms requested by a tenant because of COVID-19 deeds to be documented via a lease modification signed by Landlord and Tenant or else you risk ending up in a he said/she said situation if it ever goes to court..
