If you  step up to the plate and take over this project then they might be happy to let you do so, but you might want to put things on their shoulders going forward.

We cannot and will not place that on Clayton's shoulders.

So on its face they would like the deal to work so they get a pay day but at the end of the day if it does not ... they just shrug their shoulders with an Oh Well and sorry poor seller that I tied up your home with no real ability to close etc etc.This type of behavoiur is probably one of the reasons the banks and other sellers are going to demand much higher EMD .. so in the end its the very people that do not have any funds or are not willing to put their own funds up that are creating this higher EMD environment and they are shooting them selves in the foot with unintended consiquences.

For some reason this prompted him to start massaging my shoulders.....at this point I was by far violated, and now really angry.

And some would say (insurance actuaries, for one) that your increased returns come with you shouldering a bigger business risk.  

She bought it as a rehab and in the process her workmen have noted unexplained door slammings, foot steps from upstairs when no one else is there and someone tapping them on the shoulder when no one else is there and unexplained noises from the baement when no one else is there.

But, as @Chad Conrad said, someone needs to shoulder the risk as well as the coordination effort during construction.
